While under lease with us, you’ll receive your rent—guaranteed—whether your property is occupied or not. This ensures peace of mind and steady income.

Before we take on your property, a few standard steps are required to ensure all managed properties are in top condition. Here’s what to expect:

  1. Rent Agreement: We’ll discuss and agree on a rent amount based on area-specific factors.
  2. Lease Term: We’ll agree on a lease duration (typically 1–5 years) and confirm a guaranteed rent figure.


We work closely with Local Authorities, partnering with Housing Options teams to provide settled accommodation for vulnerable individuals, families and homeless households.

For all prospective tenants, we will personally accompany them during property viewings.

  • Private Sector Tenants: We conduct reference checks with their previous landlord.
  • Local Authority Tenants: For tenants nominated by our Local Authority Partners, we collaborate with them to assess the suitability of the proposed household.


At Illumene, we handle the day-to-day management of the property, while you, as the owner, remain responsible for structural and external repairs, including the heating system. You’ll also need to ensure the property is free from asbestos and any Category 1 hazards associated with rental accommodation.


We’ll work closely with you to meet all compliance requirements, including obtaining Landlord Gas Safety Records, NICEIC certifications, and ensuring appropriate insurance is in place.


Before signing the lease agreement, we require recent and valid copies of the following certificates:

  • Gas Safety
  • Electrical Safety
  • Energy Performance
  • PAT (Portable Appliance Test), if applicable


For properties within a block, a valid Fire Risk Assessment certificate will also be required for our records.

We are committed to ensuring high-quality accommodation that meets local council and housing provider standards. All residential lettings must meet the following minimum requirements:

  1. General Condition:
    • Clean, well-maintained, and structurally sound.
    • Carpets or laminate flooring and curtain tracks/blinds installed.

  1. Safety Features:
    • Mains-connected smoke alarms, heat detectors, and CO monitors.
    • Window restrictors fitted where necessary.
    • Fire doors and extinguishers where required, plus a valid Fire Risk Assessment for block properties.

  1. Furnishings and Appliances:
    • White goods in full working order unless agreed otherwise.
    • Furniture (if provided) must meet fire safety regulations.

  1. Compliance:
    • Valid Gas Safety, Electrical Safety, and Energy Performance Certificates (EPC).
    • PAT Certificate, if applicable.

  1. Access and Security:
    • Two sets of keys (one held by us securely).
    • Secure door and window locks.


We’ll work with you to meet these requirements before signing the lease.
